CedarView Is Adding 425 Apartments
The Cedar Park project was already built around big retail, restaurants, a hotel and convention space. A newly filed apartment project adds something different: people who live there.
That does not make CedarView a neighborhood overnight. It does change the project from a place designed mostly for visitors into a more complete mixed-use district.
JPI filed plans for 425 units at 750 E. New Hope Drive.
The state filing describes a large apartment project with structured parking and both indoor and outdoor amenity space.
The filing also calls for roughly 12,000 square feet of indoor amenity space, a precast parking deck and two courtyards totaling about 30,000 square feet of outdoor amenity space. JPI Development Group is listed as the owner and design firm.
CedarView was already a destination project. Housing adds a daily population.
Retail, restaurants, hotel rooms and convention space are built around people arriving. Apartments add people who start and end the day there.
These uses pull shoppers, workers, diners, guests and event traffic into CedarView. The official project site says the mixed-use development is already under construction.
Housing adds residents to a project that was already becoming a regional destination. That changes the daily rhythm more than another store would.
CedarView spans about 117 acres. Current project materials identify NFM, SCHEELS, restaurants, a full-service Marriott and convention space among the major pieces.
The district is filling in at different speeds.
CedarView is not one opening date. Retail, hospitality and housing are arriving on separate schedules.

CedarView says the project is under construction and anticipates its first phase opening in 2026.

CedarView materials have targeted the first quarter of 2027 for NFM and the hotel / convention-center component.

The TDLR registration lists Jan. 15, 2027 as the projected start date.

The apartment filing matters because CedarView was missing the people-who-live-here piece.
A giant store can make a destination. Housing is what starts making the same project function across more hours of the day.
The uses begin feeding one another.
Residents can support dining and retail outside peak visitor windows, while the hotel, stores and jobs make the apartments more connected to the district around them.
425 units are still only one residential project.
CedarView can remain primarily a regional retail and hospitality destination even after apartments arrive. One building does not automatically create a walkable neighborhood.
The parts may open years apart.
Construction schedules, financing and leasing conditions can shift. The district should be judged by what actually opens and how the pieces connect, not only by the master plan.
What we’re watching: whether more housing follows, how the pedestrian connections actually work once the major anchors open, and whether CedarView becomes somewhere people stay between errands instead of somewhere they drive to for one thing.

The short version

Watch the connections, not just the unit count.
The practical questions are traffic, access, pedestrian routes, construction sequencing and how the residential piece connects to the stores, hotel and surrounding streets.
This adds future rental supply, but not immediate inventory.
The project is not filed to complete until 2029. It may eventually add another large apartment option in Cedar Park, but it does not change today’s available rental inventory.
The residential piece changes the land-use mix.
CedarView already had major destination uses. Housing makes it more useful to evaluate as a district rather than only as a shopping and hospitality project.
