800 planned homes
does not mean 800 homes are about to hit the market.
M/I Homes and Taylor Morrison have broken ground on Chisholm Trails in southeast Georgetown / Williamson County. Roughly 800 homes are planned across multiple phases, with the two builders taking a near-even split.
For buyers, the useful question is not “how many homes?” It is how the community moves from dirt and infrastructure into actual models, released lots, pricing and contracts.
A master plan becomes inventory one phase, lot and release at a time.
Chisholm Trails is reported at roughly 800 planned homes across multiple phases. Buyers will not experience that number all at once.
That is why the headline number is useful for scale, not shopping. The shopping information comes later and will be builder-specific.
M/I Homes and Taylor Morrison are splitting the neighborhood roughly in half.
Austin Business Journal reports the two builders are taking a near-even split of the approximately 800 planned homes.
Co-developer and homebuilder. Buyer-facing floor plans, pricing, design selections, incentives and release schedules will ultimately come through the builder's own Chisholm Trails inventory.
Co-developer and homebuilder. Taylor Morrison is also the owner of record on current TDLR accessibility filings for Chisholm Trails infrastructure phases.
What we are not doing yet: assigning floor plans, prices, lot widths, incentives or included features to either builder before those Chisholm Trails-specific materials are published and verifiable.
This is a 2027 buyer story more than a September 2026 inventory story.
Groundbreaking
Project partners publicly marked the start of development work in southeast Georgetown.
Infrastructure filings
Texas accessibility records show Phase 1 and Phase 2 sidewalk scopes under Taylor Morrison ownership, with review completed.
First model target
Current public community reporting points to the first model home around late spring 2027. Treat that as a target, not a guaranteed opening date.
Inventory arrives in releases
Actual homes, pricing and incentives should be evaluated as each builder opens inventory rather than assumed from the master-plan count.
The TDLR Phase 2 filing lists a scheduled March 2027 start and March 2028 completion for its sidewalk scope. That is one infrastructure filing, not the opening schedule for every home in Phase 2.
What buyers should not assume yet.
“There will be 800 homes to choose from.” +
“We already know what homes will cost.” +
“Is it Georgetown or Hutto?” +
“Late spring 2027 is guaranteed.” +
What are you trying to decide?
The community is useful now if you are planning ahead, but not every buyer needs to wait for it.
This belongs on your watchlist now
If your timing is spring/summer 2027, the useful next milestones are model opening, first lot releases, floor-plan publication, tax/MUD disclosures and initial incentives.
Compare builders at the contract level
Same master-planned community does not mean same home, warranty, incentives, lender offer or contract. Compare M/I and Taylor Morrison as separate purchase decisions.
We do not have responsible Chisholm Trails pricing yet
Nearby communities can help establish a range of alternatives, but they should not be presented as Chisholm Trails pricing. Wait for the builders' actual releases.
New construction creates another option, not an automatic better deal
Compare total monthly cost, taxes, incentives, lot premium, move-in timing, included features and resale alternatives. The sticker price alone will not tell you which is cheaper.
Watch roads, schools, utilities and buildout pace
The local impact comes from how quickly phases deliver and which supporting infrastructure grows with them, not simply the final 800-home number.
Six things matter more than the launch headline.
Base price vs. actual price
Lot premiums, elevation, structural options and design selections can move the final number.
Tax + MUD burden
Confirm the actual taxing jurisdictions and estimated tax rate for the selected homesite.
Builder incentives
Rate buydowns and closing-cost incentives can matter more than a small base-price difference.
Included features
Do not compare two plans by square footage alone. Verify what is standard versus upgrade.
Lot + phase
Street position, backing conditions, future construction and phase timing can change the experience.
Closing certainty
Construction timing matters if you are also selling, ending a lease or coordinating a school-year move.
