Jared Fader
REALTOR | Senior Agent
Your Agent Should Care About the Details. Not Just the Deal.
Real estate is never just about the house. It's about listening, understanding what actually matters to you, and helping you see what a property could become. I'm a hands-on agent who cares about the details, because the details are what make the difference. I've been doing this for 12+ years and I still show up the same way for every client.
Whether you're buying your first home, relocating to Austin from out of state, or preparing a property for sale, I work the same way for every client.
My Story
About Jared
I grew up in Houston, spent 17 years in Los Angeles building a career, and moved to Austin to be closer to family. That decision to prioritize what matters most to me set the tone for everything else I do.
I got into real estate because I've always loved architecture and I love helping people. For me, it's never just about houses. It's about listening, understanding what someone actually needs, and helping them see what's possible. That combination is what drew me in, and it's what keeps me here.
Over 12+ years, I've learned that the deals that go well aren't the ones with the most money or the fanciest properties. They're the ones where someone took time to really understand what matters to you, told you the truth even when it was hard, and didn't try to rush you into something. That's the kind of agent I became.
Out-of-State Couple Relocates to Austin After Two Years of Planning
A couple in South Carolina had been considering a move to Austin for two years but didn't know where to start or who to trust in an unfamiliar market. Jared stayed in touch the entire time without pressure, then met them on short notice when they were ready, walked them through neighborhoods, and had them under contract by the end of the weekend. The client said Jared "walked us through every step of the process and anticipated our every need."
How I Work
No pressure. No shortcuts. No sugarcoating.
I start by understanding your timeline. If you need six months, we take six months. If you're ready tomorrow, I'll clear my schedule. Every client gets the same thing from me: a clear picture of where you stand and what comes next.
For sellers, I do the work myself. I'll pressure wash a driveway. I'll landscape a front yard. I'll tell you when the asking price needs to change. Most agents hand that off. I don't, because the details are what get a home sold.
Patient Process
Your timeline, not mine. I'll wait years if that's what you need.
Honest Eye
I'll tell you what I see, not what you want to hear.
Hands-On Prep
I do the work myself when it matters. No shortcuts.
Always Reachable
No chasing me for answers. I'm here when you need me.

More Than Real Estate
Beyond Real Estate
I'm a drummer. I was in a band. In another life, I'd be a session drummer on tour, chasing gigs and pushing rhythm to its limits. That side of me is who I am outside the office.
On weekends, I beautify Austin. I find corners of the city that need care and I clean them up. Plant something, fix something, make it better than I found it. It's just how I'm wired. I can't walk past something with potential and not do something about it.
What Drives Me
Hard work doesn't always pay off immediately, but perseverance is a power only you can control. That's how I approach real estate and life.
Clients describe me as patient, honest, easy-going, efficient, and never pushy. That's not a sales pitch. It's just how I've always been. You should never have to wonder where things stand or guess what your agent is thinking.

Frequently Asked Questions
I don't believe in delegating out the jobs that matter. When preparing a listing, I'll roll up my sleeves and pressure wash, handle landscaping, or take care of details myself. Not because I have to, but because I take pride in my clients' homes and want them to shine. I keep a manageable number of clients so I can actually be present for each one. That means I answer my phone, show up to every showing, and do my own follow-ups. Most agents scale by adding volume. I scaled by going deeper with fewer people.
I walk the property and build a punch list of what will make the biggest difference for the least cost. Then I do as much of it as I can myself: landscaping, power washing, touch-ups, staging advice. I've spent weekends transforming front yards because curb appeal is what gets someone out of the car. Most agents will email you a list of things to fix. I'd rather just fix them.
Not at all. Some of my best clients reached out a year or two before they were ready. I had a couple from South Carolina who spent two years thinking about a move to Austin. We stayed in touch the whole time, no agenda, just checking in when they had questions. When they finally flew in, we found the right home that same weekend. There's no clock running when you work with me. I'd rather build a relationship early than rush one later.
You'll always know where things stand. I pick up my phone, I respond to texts the same day, and I don't disappear between showings. When we tour a property, I'll point out things that aren't obvious: what the foundation is telling you, where the water damage starts, whether that renovation was permitted. After each showing, you'll get my real take, not a sales pitch. If something isn't right for you, I'll say so.
Absolutely. I've always loved architecture and I naturally notice things about a property that other people walk past. I've worked with investors and homeowners who wanted to buy below market and add value through smart improvements. I know which Austin neighborhoods are shifting, what realistic timelines look like, and when the numbers make sense versus when they don't. If you're looking at a fixer, I'll give you my honest read on whether it's worth it.
