Austin's tallest building is open.
What can you actually do inside?
Waterline is 74 stories and 1,025 feet tall, but most people do not care about the engineering trophy once they are standing on Red River. They want to know: can I walk in, get a drink, eat dinner, see the view, tour an apartment, or is most of this thing private?
The easiest way to understand Waterline is not floor count. It is access: what is public-facing, what needs a reservation or appointment, and what belongs to residents, hotel guests or office tenants.
Public, reservation, or private?
This is the distinction that actually matters if you want to experience the building without pretending you have a meeting on Floor 37.
Go eat, drink or grab coffee.
- Alteño on the first floor
- Neighbors cafe + wine bar
- watr rooftop restaurant + bar on Floor 16
- Creekside / Level 1 retail and food space as tenants open
You can get farther in, but plan it.
- Restaurant reservations are offered through 1 Hotel
- Bosque residential tours are by appointment
- Hotel stays and bookable hotel experiences
- Private events and meeting spaces depend on booking
Not every view is a public observation deck.
- Residential floors and resident amenity areas
- Office tenant floors and office amenities
- 1 Hotel rooftop pool is for hotel guests
- Back-of-house and service areas
So yes, you can go inside Waterline without living or working there. The cleanest public entry is the hotel and restaurant layer. But Waterline is not a public observation tower where anyone can ride to the top floor just to look around.
It is basically a vertical neighborhood.
That mix is why the building can feel public at the bottom and private almost immediately above it. The tower is not one destination. It is several destinations stacked on top of each other.
Yes, you can rent up there. No, it is not normal Austin rent.
Bosque's live availability changes constantly, so treat these as a Sept. 30 snapshot, not a quote.
A3A plan, 778 SF. Bosque showed total monthly pricing beginning around $4,027, with base rent beginning around $3,605 for current availability.
B2 plan, 1,286 SF. Current listed total monthly pricing began around $7,362, with base rent beginning around $6,940.
Bosque distinguishes base rent from total monthly price, which includes mandatory monthly fees and charges. Availability and pricing can change daily.
The tallest-building headline leaves out the useful parts.
“Can I just go to the top and see the view?” +
“Can I hang at the rooftop pool if I buy a drink?” +
“Those upper floors are condos, right?” +
“Is every space in the tower open now?” +
Pick the version of Waterline you care about.
Start with the hotel.
Alteño, Neighbors and watr are the clearest public-facing reasons to enter Waterline. Check current hours and reservations before going.
Do not expect an observation deck.
If your goal is simply to experience the tower, book a public-facing restaurant or hotel experience. The upper office and residential floors are not general public space.
Bosque is leasing now.
Current pricing places it firmly in luxury-rental territory. The useful comparison is total monthly price, not just base rent.
The office portion is huge.
Waterline carries roughly 703,000 rentable square feet of office space across 26 floors, making the employment side of the building a major part of the program, not an afterthought.
Reasonable.
The most Austin part of the story is that the state's tallest building is not one thing. It is apartments, office, hotel, restaurants, retail and trail adjacency stacked into one vertical address.
