Zilker is one of Austin's most expensive neighborhoods, but it has corrected more than most. The median has come down from roughly $1.3M at peak to $1.1M. Homes are sitting longer (82 days vs. the metro's ~60 days), which means buyers have negotiating room.
This is still a premium market. But it is a premium market where you can negotiate, ask for concessions, and take your time with due diligence. That was not true in 2021-2022 when Zilker homes sold in under a week with multiple offers over asking.

The defining feature is Zilker Metropolitan Park: 358 acres with Barton Springs Pool (a spring-fed, year-round 68-70 degree swimming hole), the Zilker Botanical Garden, and miles of hike-and-bike trails that connect to the broader Butler Trail system along the lake.

The $1.6B Convention Center redevelopment is underway
The Austin Convention Center is undergoing a $1.6 billion, 4-year redevelopment ("Unconventional ATX"). Demolition began in April 2025, with construction running through 2028. Closer to home: a 5-story, 179-unit mixed-use development at 2323 South Lamar is completing in late 2026.
